Subhash Ghai Splurges ₹24 Crore on Luxury Mumbai Apartment, Previously Owned by Sonakshi Sinha: Full Story Inside!

Bollywood director Subhash Ghai and his wife Mukta Ghai have made headlines by purchasing a luxury apartment in Bandra West, Mumbai, for ₹24 crore. This significant transaction was officially registered on February 3, according to documents accessed by Square Yards. The couple previously sold an apartment in Mumbai’s Andheri for ₹12.85 crore just last month.

The newly acquired property is located at 81 Aureate, a prestigious project developed by MJ Shah Group. This sprawling estate covers 4.48 acres and features lavish 4 BHK apartments. The apartment boasted an impressive carpet area of 4,364 sq. ft. (approximately 405.42 sq. m.) with a built-up area of around 5,239 sq. ft. In addition, it provides three designated car parking spaces. For this transaction, the Ghais paid a stamp duty of Rs. 1.44 crore and registration charges totaling Rs. 30,000.

Despite attempts to obtain a comment from Ghai, he could not be reached for insights regarding the purchase. His previous property in Andheri, which he sold for ₹12.85 crore, is situated on the 14th floor of Rustomjee Elita in the area.

One of the major attractions of Bandra is its proximity to the Bandra Kurla Complex (BKC), Mumbai’s central business hub, making it an appealing residential choice for corporate executives and business owners who prefer short commutes. The neighborhood benefits from excellent connectivity thanks to the Western Express Highway, the Bandra-Worli Sea Link, the international airport, and an upcoming metro line, making it even more desirable for residents.

Notably, the area is popular among Bollywood actors, with many stars such as Suniel Shetty, Ranveer Singh, Deepika Padukone, and Sonakshi Sinha among others, owning properties in Bandra. Sonakshi Sinha, in an interesting turn of events, recently sold an apartment in the same project—81 Aureate—for ₹22.50 crore. Furthermore, she retains ownership of another apartment in the same building, as indicated by IGR property registration records.

According to Square Yards Project Data Intelligence, the 81 Aureate development has seen a remarkable eight transactions totaling a gross value of ₹76 crore registered between February 2024 and January 2025. The average resale price for a 4 BHK apartment in this project stands at ₹51,636 per sq. ft., while the average monthly rental asking price is approximately ₹8.5 lakh.

Ghai’s investment in real estate not only underscores his enduring career in the film industry but also reflects the persistent allure of Bandra as a prime residential location in Mumbai. The choices made by prominent figures like Sonakshi Sinha and Subhash Ghai point to a broader trend of high-value real estate transactions in this prestigious area.
